Recent economic experts have pointed out that the middle class is finding it increasingly difficult to bear the burden of rising housing rents, highlighting the need for new efforts to provide affordable rental housing to essential workers.
One economist stated, “Even homes offered at 80% of market rent are making it difficult for the middle class to cover basic living expenses.” This remark comes in light of a new housing development project in Rotorua. The project, which consists of 58 homes, will include 28 affordable rental units aimed at low-income families.
The project is being carried out in collaboration with the nonprofit housing provider ‘Home in Place’, the Ministry of Housing and Urban Development, and Watchman Capital. Larisa Bridge, CEO of Home in Place, emphasized, “One of the biggest challenges faced by essential workers is housing affordability,” adding, “We need to provide solutions that allow them to live and work in stable housing environments.” The development is specifically designed to cater to middle-income workers in fields such as healthcare and education.
The affordable rental homes in Rotorua, which will feature three bedrooms, are intended for middle-income workers like nurses and teachers, with occupancy set to begin later this year. The rent for these homes will be 20% lower than the market rate, meaning tenants could save up to $6,760 annually. Bridge stated, “This initiative will significantly reduce the living cost burden for key workers in the local community.”
However, rising rental prices remain a major issue. Bridge noted, “While rents are increasing and living costs are rising, wages have remained stagnant,” leading to a situation where many people can no longer afford to buy or rent homes.
Jake Lilly, senior policy advisor at FinCap, expressed shock over the fact that even those who play important roles in the community are struggling with living expenses, underscoring the severity of the issue. Craig Rennie, policy director at the Council of Trade Unions, pointed out that while some areas are relatively affordable for teachers or nurses, many other regions are not, highlighting the regional disparities in the housing market.
He stressed that essential workers, including teachers, nurses, and doctors, need either better wages or housing provisions to maintain a stable life. He also emphasized that policies must be implemented to address the rising rents, which have outpaced wage increases. “Instead of providing special treatment to some, we need to focus on providing quality housing nationwide,” he concluded.
Recent data from CoreLogic reveals that in 25 of New Zealand’s 65 regions, a teacher earning a starting salary of $60,000 would have to spend over 50% of their income on housing costs. This stark reality highlights the severity of housing instability faced by essential workers like teachers and nurses.
Ultimately, both employers and the government must take stronger, practical measures to support essential workers in achieving stable living conditions.
