Recent data reveals that buying a home across New Zealand is approximately twice as expensive as renting. However, there are still regions where owning a home proves more affordable than renting.
Gareth Kieran, Senior Forecasting Analyst at Informetrics, released findings comparing the cost of purchasing a median-priced home with a 20% deposit and a 30-year fixed mortgage rate to the national average rental rates. According to the data, areas such as Wairoa, Kawerau, Ruapehu, Buller, and Tararua have shown that mortgage payments are cheaper than rental costs.
In Wairoa, the cost of purchasing a first home amounts to only 79% of the average median rent over the past 12 months, while Kawerau stands at 82%. These results suggest that, in certain regions, buying a home may be more economical than renting.
Kieran pointed out that the primary concern for first-time homebuyers is the availability of local employment opportunities. He stated, “For certain professions, it may be relatively easy to gain qualifications, but moving from Auckland to Kawerau is likely to be less practical than relocating from Auckland to Rotorua for roles such as teachers or police officers.”
Conversely, Dunedin ranks sixth with home buying costs at 101% of the average rent. This may reflect the higher rental prices due to a larger number of bedrooms required for the student population.
Regions where buying a home is more expensive compared to renting include Queenstown-Lakes, Taupo, Hastings, Auckland, and Central Otago. Notably, in Queenstown, the cost of purchasing a median-priced home is three times that of renting.
Nationwide, the cost of buying a home is 219% of the rental costs, with Auckland at 235%. Kieran analyzed, “Mortgage repayments have not significantly exceeded the long-term average rental rates, likely due to the recent rise in rent driven by increased immigration.”
He added, “Compared to late 2020 and early 2021, although mortgage rates have increased, housing prices also rose by 15-20%, mitigating these increases.”
Kieran also noted that prior to the global financial crisis, the cost of buying a home relative to renting was at its peak nationwide. Currently, Informetrics has updated its housing price forecasts, predicting a prolonged period of stability.

인포메틱스의 수석 예측가 가레스 키어넌은 1년 고정 모기지 금리를 적용한 30년 기간 동안 보증금 20%를 기준으로 중간 가격 주택의 첫 주택 구매 비용과 전국 평균 임대료를 비교한 결과를 공개했다. 해당 데이터에 따르면, 와이로아, 카웨라우, 루아페후, 불러, 타라루아 등의 지역에서는 임대료보다 모기지 상환이 더 저렴한 것으로 나타났다.
와이로아의 첫 주택 상환액은 지난 12개월 평균 중간 임대료의 79%에 불과하며, 카웨라우는 82%로 집계됐다. 이와 같은 결과는 지역에 따라 집 구매가 임대보다 경제적일 수 있음을 시사한다.
키어넌은 첫 주택 구매자의 주된 고민은 지역 내 일자리 여부라고 지적했다. 그는 “특정 직업군의 경우 비교적 쉽게 터득할 수 있지만, 교사나 경찰 등은 오클랜드에서 카웨라우로의 이주보다 오클랜드에서 로토루아로의 이동이 더 수월할 것”이라고 말했다.
반면, 더니든은 평균 임대료의 101%에 해당하는 주택 구매 비용으로 6위를 차지했다. 이는 학생 인구로 인해 침실 수가 많아 평균보다 높은 임대료를 반영했을 가능성이 있다.
임대료 대비 주택 구매 비용이 더 비싼 지역으로는 퀸스타운-레이크스, 타우포, 헤이스팅스, 오클랜드, 센트럴 오타고가 꼽혔다. 특히 퀸스타운에서는 중간 주택 구매 비용이 임대료의 세 배에 달하는 것으로 나타났다.
전국적으로 주택 구매 비용은 임대 비용의 219%에 달하며, 오클랜드는 235%로 집계되었다. 키어넌은 “모기지 상환액이 현재 임대료보다 장기 평균을 크게 상회하지는 않았다”며 “이는 이민자 증가로 인한 임대료 상승 때문일 가능성이 있다”고 분석했다.
그는 또 “2020년 말과 2021년 초를 비교하면 금리 상승으로 모기지 상환액이 높아졌지만, 주택 가격도 15~20% 상승하여 이러한 상승을 완화했다”고 덧붙였다.
키어넌은 또한 “글로벌 금융 위기 이전에는 전국적으로 임대료 대비 구매 비용이 가장 높았다”고 전하며, 현재 인포메틱스가 주택 가격 예측을 업데이트한 결과 장기간 보합세를 유지할 것으로 전망했다.
