Where is it cheaper to own than rent in New Zealand?
Recent data reveals that buying a home across New Zealand is approximately twice as expensive as renting. However, there are still regions where owning a home proves more affordable than renting.
Gareth Kieran, Senior Forecasting Analyst at Informetrics, released findings comparing the cost of purchasing a median-priced home with a 20% deposit and a 30-year fixed mortgage rate to the national average rental rates. According to the data, areas such as Wairoa, Kawerau, Ruapehu, Buller, and Tararua have shown that mortgage payments are cheaper than rental costs.
In Wairoa, the cost of purchasing a first home amounts to only 79% of the average median rent over the past 12 months, while Kawerau stands at 82%. These results suggest that, in certain regions, buying a home may be more economical than renting.
Kieran pointed out that the primary concern for first-time homebuyers is the availability of local employment opportunities. He stated, “For certain professions, it may be relatively easy to gain qualifications, but moving from Auckland to Kawerau is likely to be less practical than relocating from Auckland to Rotorua for roles such as teachers or police officers.”
Conversely, Dunedin ranks sixth with home buying costs at 101% of the average rent. This may reflect the higher rental prices due to a larger number of bedrooms required for the student population.
Regions where buying a home is more expensive compared to renting include Queenstown-Lakes, Taupo, Hastings, Auckland, and Central Otago. Notably, in Queenstown, the cost of purchasing a median-priced home is three times that of renting.
Nationwide, the cost of buying a home is 219% of the rental costs, with Auckland at 235%. Kieran analyzed, “Mortgage repayments have not significantly exceeded the long-term average rental rates, likely due to the recent rise in rent driven by increased immigration.”
He added, “Compared to late 2020 and early 2021, although mortgage rates have increased, housing prices also rose by 15-20%, mitigating these increases.”
Kieran also noted that prior to the global financial crisis, the cost of buying a home relative to renting was at its peak nationwide. Currently, Informetrics has updated its housing price forecasts, predicting a prolonged period of stability.
